About HOLIWOO PTE. LTD. We are a fast-growing property management and co-living operator based in Singapore. We specialize in transforming residential units into premium, fully serviced co-living spaces. Our primary target market is the rapidly expanding demographic of international students relocating to Singapore, with a strong focus on the Chinese expatriate and student community. We are currently scaling our operations to acquire and manage 30 new co-living units within the next 12 months.
Role Overview: We are seeking a dynamic, culturally astute, and highly operational General Manager to spearhead our business expansion. This is a critical leadership role responsible for the end-to-end management of our co-living portfolio, from international business development and property acquisition to daily operations and tenant satisfaction. The ideal candidate must possess an intricate understanding of the PRC (People's Republic of China) student market and be capable of executing a seamless "one-stop" relocation service.
Key Responsibilities:
Strategic Business Development: Actively prospect and acquire clients directly from the PRC market. Develop and maintain strong pipelines with international student agencies, educational institutions, and direct B2C channels in China.
End-to-End Relocation Management: Design and execute a comprehensive onboarding experience tailored for Chinese international students. This includes pre-departure coordination, arrival logistics, and seamless check-in processes at our co-living units.
Property Acquisition & Setup: Oversee the sourcing and leasing of new residential units. Manage the end-to-end turnaround process, including light renovations, interior furnishing, and quality control, ensuring each unit meets our premium co-living standards before market launch.
Operations & Vendor Management: Direct all daily property operations. Manage in-house staff and third-party vendors, particularly our dedicated cleaning crews, to ensure strict adherence to our weekly housekeeping and maintenance standards.
Cultural & Community Engagement: Act as the primary liaison for our tenant community, addressing their specific cultural needs, resolving disputes, and fostering a positive, inclusive living environment.
Proven track record in operations management, preferably within the co-living, real estate management, or hospitality sectors in Singapore.
Demonstrated experience in managing a substantial property portfolio (experience handling 30+ units is highly advantageous).
Deep understanding of the PRC international student market, including consumer behavior, cultural nuances, and communication preferences.
Fluency in both English and Mandarin (spoken and written) is essential to effectively communicate, negotiate, and build relationships with our core demographic of Chinese international students and overseas partners.
Strong project management skills with experience overseeing light renovations and property turnarounds.
Excellent leadership capabilities with experience managing operational teams and external vendors (e.g., cleaning and maintenance crews).
A highly motivated self-starter with a strong commercial acumen and the ability to drive profitability.
